What is the TAREI Advantage?
In selecting a member of The Texas Association of Real Estate Inspectors (TAREI) to conduct an inspection your consumer engages a licensed professional Inspector who must adhere to the standards of practice of the Texas Real Estate Commission and a strict code of ethics established by TAREI. The inspector must obtain continuing education to maintain licensure

TAREIHouston.com was created to help you by having an all encompassing place to send your clients. We have a section completely devoted to "for HomeBuyers Only", please feel free to visit it. (Al put a link to it here)
This section discusses issues such as what to ask an inspector and what to do ab
out cost estimating.

Not for the agent to chose an inspector.
We realize that it is not your responsibility to select your client's inspector for them, but you are able to refer them to a list from which they can make their own choice. The clients expect that you should do it all but The Texas Real Estate Commission requests that you not do this. This puts you in a tenuous position but the good news is that this site includes a list of TAREI members from which your clients can chose.

What you can tell your clients is what you already know from experience, inspection fees are a very poor determining factor for choosing an inspector. A better criteria would be experience.

Why should you and your clients use this site?
This site was designed specifically for use by not only inspectors but primarily for agents and their clients. Much good information can be found under the "for HomeBuyers only" section…take a look.

Not for the inspector to determine or effect repairs.
You probably already know that the inspector is not supposed to determine repairs and remedies, contractors or perform the repairs themselves. The ability NOT to do these is a very important part of maintaining a third party status which makes inspectors more effective.

The inspector's job.
By definition, a real estate inspection is a limited visual performance inspection, clients expecting more should be aware of a much higher cost of inspection. They should also discuss this with the inspector when scheduling the inspection.

Each inspector establishes his or her own rates, they are generally based on size, equipment and special inspections requested. This they should discuss with the inspector when scheduling the inspection.

Can they be present at the inspection?
Most inspectors like the buyers present, ask the inspector.

How fast do you get the report?
Determined by each inspector.

How do I estimate the repair costs?

How long does an inspection take?
A very loaded question…depends on the size and the inspector.

How to prepare for and speed up an inspection?
1. If the home is vacant, confirm that all the utilities are engaged; gas, water and power
2. request that pets be out of the way
3. replace burned out light bulbs
4. test smoke alarms
5. clean or replace a/c filters
6. move items stored against foundation walls
7. unlock all doors, fences, attic accesses, breaker boxes, crawl spaces. Etc.
8. allow access to all areas and components for example remove stored items blocking a breaker box
9. cut tree limbs away from the roofing
10. clean ashes from the fireplace
11. remove automobiles from the garage
12. repair or replace broken items such as door knobs, locks, latches, broken glass, gutters, etc
13. replace rotted wood on the outside

It is easier to confirm the above items rather than have the sale delayed by a revisit of the inspector. Most inspectors charge for extra trips.
